In the past decade, marketing has moved almost entirely away from print, to digital, and is now entering a new phase, “visual”. These days, a buyer’s first impression of your home is almost completely based off the online photos, video, and information provided via the internet. If a buyer doesn’t like what they see, or worse, if they don’t see your listing at all because it’s buried on the back pages of a website, they are likely to never visit your home in person. But have no fear!
Our mastery of the latest technology, knowledge and experience of how these digital and visual platforms operate, corporate agreement for agent/listing exclusivity between NextHome and companies such as Zillow, Trulia, Realtor.com and many others, a strong social media game and of course a hefty marketing budget, ensures we are able to gain the widest audience to quickly bring the highest price for your home. When you decide to work with us, your home is much more likely to end up on the front pages of all home-buyer search engines, giving you the best chance to sell your home for the highest price possible. Our marketing plan is designed to provide optimum exposure to attract pre-approved buyers ready to purchase your home, as quickly as possible. In other words, we get results!
Consumers are gravitating to mobile media and often consume from multiple mediums at one time. With over nine out of ten homebuyers beginning their search online and 403% more inquires for listings offering video than listings without video, video marketing is becoming key to reaching the largest homebuyer audience available. Showcasing a home through video marketing gives homebuyers a sense of the features and lifestyle that cannot be conveyed through description or even photos. Ninety percent of consumers find video helpful in their decision process and an estimated 74% of all Internet traffic in 2018 will be video. Another important factor to consider is the amount of second home and out-of-state home buyers our MS Gulf Coast attracts each year. Video is one of the most effective and accessible marketing options to reach out-of-area homebuyers searching online and looking to relocate or purchase a vacation home.
The owners of NextHome Simplicity also own UZZI Media, a real estate photography company that offers all the latest and greatest photography tech. Our video marketing utilizes Matterport technology, a new technology very few on the MS Gulf Coast are incorporating into their marking plan. Matterport 3D photography is a complete, three-dimensional representation of a real-world location created from 2D imagery and 3D data from the Matterport Pro system. With it, buyers can “walk through” a listing online using their smartphone, tablet, laptop or other media device. This type of technology illustrates the special features buyers are looking for, and can entice them to come by for a visit, or sometimes even make an offer without ever having visited the property!
With Matterport 3D technology, Team Geotes is able to easily create a printable floorplan to provide all buyers looking to possibly purchase your property. Buyers often ask if the seller has a floor plan or for measurements of rooms. This tool provides an accurate floorplan with measurements, that is greatly appreciated by buyers. Also, if your property is owner occupied it can be such a hassle trying to get the property ready to show or to leave during a showing. This Matterport 3D floorplan helps buyers determine if they want to make an appointment to view your home or if the floor plan just isn’t for them.
If your property has furniture or is owner occupied, we hire a local professional staging company to help stage your home with your own items. Our staggers do a fantastic job of helping sellers declutter and rearrange decor to get the property ready for photography and buyers. As we mentioned above, in today’s world, over 90% of buyers find their home online so a homes first impression is on the internet. With this knowledge, Team Geotes offers staging to all of our sellers in order to help attract as many buyers as possible via photography and video.
National Listing Distribution
As we mentioned above, today’s homebuyers begin their search for properties and information on the Internet. Online and mobile real estate searches have grown each year while the use of print media in home shopping continues to decrease. It is crucial that your home receives the right exposure in the right places. By utilizing our National Listing Distribution program, we are able to provide just that. We produce high quality, professional online marketing for your home with direct avenues to communicate with us for quick, responsive access to more information and showings. Our platform gives your home expansive online marketing presence, displaying it on hundreds of websites searched by homebuyers and providing easy access for more information. The power of our National Listing Distribution program gives your home unparalleled exposure to all key websites searched by homebuyers and the best opportunity to sell your home for the highest price possible.
Homebuyers do lots of research online, but they still insist and thrive on getting in their car at all hours of the day and night to personally check out homes and neighborhoods. Wouldn’t it be great if we could put your home’s information right in the car with them? We don’t use paper flyers which are bad for the environment, get wet, stick together and discolor. Instead, our NextHome yard signs have the capability to give the buyer access to the information they want without them ever leaving the comfort of their car! Every one of our signs has a text code. While sitting in front of your listing, a buyer can text the code to receive a link to the property’s description, photos, and a video tour. Your agent immediately receives a notification with that potential buyer’s contact info so we can follow up, answer questions or schedule a tour. Genius Right?
Mobile Facts: • 64% of Americans own a smartphone and rely on it for accessing services and information. (Pew Research Center) • 70% of mobile searches lead to action on a website within one hour. (iAcquire) • Over half of all mobile searches lead to a purchase. (Rocket Post) • Mobile ads performed 4–5 times better than online ads. (iMedia Connection)
Not only do our NextHome signs have lead capturing capabilities but they were also created with the same “consumer-centric” focus as the rest of our branding and marketing. Everything we use, from the colors that pop and draw attention, to the shape, content, and layout of our signage is designed to offer a clean and professional look. And don’t forget about “Luke”, our company mascot that everybody loves! In fact, Luke the French Bulldog, as well as all the rest of NextHome’s branding and marketing materials were developed by the same people who developed the branding and marketing for Apple.
Real estate signs are an integral part of the marketing process. They draw attention to the listing, offer information to buyers and invite people in to preview their next home. Unique signage that differentiates a home for sale from others and offers potential buyers instant access to property details, photos and video is extremely important for the seller’s success, as well as for meeting the expectations of today’s buyers.
During month 1 of a new listing, we promote the listing on Adwerx to ensure that listing is seen by as many potential buyers as possible. Have you ever noticed when you Google a particular item then all of a sudden you see that item EVERYWHERE you go online? That is called re-target marketing. Adwerx uses re-targeting software to find buyers looking at homes in or around your market and then follows those buyers with relevant ads about your home on websites such as Facebook, YouTube, CNN, and more. Below was a 200k listing in Saucier that sold in just 8 days. This ad ran for 2 weeks and was seen by over 17,000 people!
Direct Mail Campaign
NextHome Simplicity offers professionally designed marketing materials. Many of our agents often use the below high quality, professionally designed postcards to send to neighboring properties when a listings first hits the market and when the property sells. This is a “grassroots” way to get the word out that your property is for sale, in case the neighbors have friends, family or co-workers looking to purchase in your neighborhood.
Weekly Online Marketing Summary
Every week NextHome Simplicity’s clients and our agents receive an Online Marketing Summary, displaying the amount of views the listing has received since its original listing date. The “Detailed Views” are views by buyers who have clicked on the listing to view its specific details. Also the Online Marketing Summary describes how well the listing is performing online.
Social Media Video and Post
Created “in house”, our marketing team developed a Matterport Social Media Videothat will automaticallyplay on social media pages, capturing the eyes of potential buyers as they scroll through their social media feed. Often, buyers are tagged in this video by friends or family. This helps our agents capture more buyers for your home. SEE AN EXAMPLE HERE!.
Also, every NextHome listing and sale are posted on our Simplicity Facebook page which has a great following.
No matter how well you market a home, one thing always holds true: You have to PRICE IT RIGHT! Deciding on the best listing price for your home is one of the most important and challenging steps in the selling process. If your home is listed at a price that is too far above current market value many prospective buyers will bypass it altogether, or quickly lose interest once they shop around and see what else their money can buy them. On the other side of the coin, if you price your home too far below market value, you could be leaving money on the table and missing out on cashing in on all of your home’s value and equity. Most buyers in today’s market expect to purchase homes within the fair market range. In some cases, we’ve seen great results by offering a home at a slightly better price than market value, creating a frenzy of market activity at initial offering and starting bidding wars that ultimately netted the seller more money! The most important “take-away” is that pricing your home correctly exposes your home to the greatest percentage of prospective buyers and increases the chance of a quick sale at the highest possible sales price.
Another critical factor related to the pricing strategy is timing. A property attracts the most attention, excitement and interest when it is first listed on the market. A home that is priced right and well marketed when first listed is positioned to generate the level of interest needed to sell the home for the highest amount possible. Improper pricing at the initial listing misses out on this peak interest period and may result in your property languishing on the market. The result of a languishing home is typically a below market value sale, or no sale at all. NextHome Simplicity’s Broker/Owner, Andrew Geotes is a state certified licensed real estate appraiser. He no longer practices appraising but keeps his license to better help his clients and agents price their properties accordingly.
